Living in Connerton: What to Know Before Moving to This Land O’ Lakes Community

If you're considering moving to the Tampa Bay area but want more space, newer homes, and a neighborhood with plenty of amenities, Connerton in Land O' Lakes is one community you'll probably come across.

Located in northern Pasco County, Connerton is a large master-planned community that offers something increasingly hard to find as Tampa Bay continues to grow: a neighborhood where you can have newer construction, community amenities, trails and green space while still being within reach of Tampa, Wesley Chapel, and the rest of the region.

But what's it actually like to live in Connerton?

Here's what we'd want you to know before deciding whether Connerton belongs on your home search.

Where Is Connerton?

Connerton is located in Land O' Lakes, Florida, primarily along U.S. 41 in Pasco County.

It's north of the SR 54 corridor and northwest of Wesley Chapel.

That location gives residents access to several different parts of Tampa Bay without putting them directly in the middle of the busier Wesley Chapel development.

From Connerton, you're within reach of:

  • Land O' Lakes
  • Wesley Chapel
  • Lutz
  • Tampa
  • Tampa Premium Outlets
  • The Shops at Wiregrass
  • Restaurants and shopping along SR 54
  • Major employment areas throughout northern Tampa Bay

The tradeoff is that Connerton sits farther north than communities like Seven Oaks or Tampa Palms, so commute time is something you'll definitely want to consider if you work in Downtown Tampa, Westshore, or South Tampa.

For someone working remotely, commuting to North Tampa, or simply wanting more of a suburban community feel, that location may be a very different story.

Connerton Is a True Master-Planned Community

One of the biggest things separating Connerton from a traditional subdivision is its scale.

This isn't simply a neighborhood with a pool at the entrance.

Connerton was designed as a large master-planned community with multiple neighborhoods, home styles, builders, parks, trails, schools, and recreational amenities.

As the community has expanded, buyers have had opportunities to choose between both resale homes and new construction.

That can be a big advantage.

If you love Connerton but don't want to wait for a new home to be built, there may be resale options available.

If you want something brand new, builders continue to have a presence within the community as of 2026.

The Amenities Are a Major Part of Living in Connerton

If you're comparing master-planned communities around Tampa Bay, amenities are probably going to be high on your list.

That's one of Connerton's strengths.

The center of the community lifestyle is Club Connerton, a large resident amenity and social hub.

Residents have access to amenities that include a resort-style pool experience, fitness facilities, sports courts, gathering spaces, and community programming.

But one of the things we like about Connerton is that the amenities extend beyond the clubhouse.

Throughout the community you'll find parks, sidewalks, trails, green spaces, lakes, and areas designed to make it easier to actually get outside and use the neighborhood.

Instead of having to drive somewhere every time you want to take a walk or let the kids burn off some energy, there's a lot available within the community itself.

The Outdoor Lifestyle Is a Big Selling Point

Connerton has a noticeably more nature-focused feel than some newer Tampa Bay developments.

The community incorporates preserved areas, lakes, trails, parks, and open spaces into the overall design.

That can be particularly appealing if you're moving from somewhere where you were used to having trails or green space nearby.

You can take an evening walk, ride bikes through the neighborhood, head to a community park, or spend an afternoon at the pool without leaving Connerton.

And because this is Florida, you'll probably see plenty of wildlife along the way.

Of course, that also means remembering one of our standard Florida rules:

If there's a body of water, assume an alligator could live there.

Enjoy the lakes.

Just don't treat them like swimming holes.

What Are the Homes Like in Connerton?

One of the benefits of a community that's been developing over a long period is variety.

Connerton isn't a neighborhood where every house was built by the same builder during the same three-year period.

You'll find homes from different generations of the community, which means buyers can potentially compare different:

  • Builders
  • Floor plans
  • Lot sizes
  • Architectural styles
  • Home ages
  • Price points
  • New construction opportunities
  • Resale properties

As of 2026, new construction is still part of the Connerton market, with builders including M/I Homes Connerton and Lennar at Connerton maintaining a presence in the community.

Builder availability, collections, incentives, and pricing can change quickly, so we always recommend comparing what's actually available at the time you're ready to buy.

New Construction vs. Resale in Connerton

If you're considering Connerton, don't automatically assume new construction is the better choice.

Sometimes it is.

Sometimes a resale home offers significantly more value.

A resale property may already include things the original owner paid to add after closing, such as:

  • Fencing
  • Window treatments
  • Upgraded lighting
  • Landscaping
  • Ceiling fans
  • Screened lanais
  • Pools
  • Built-in storage
  • Upgraded appliances

On the other hand, new construction may offer builder warranties, current design choices, energy-efficient features, and financing incentives.

We recommend looking at both at the same time.

If a builder is offering a large closing-cost or interest-rate incentive, we'll compare that against resale options.

If a resale home includes $50,000+ worth of upgrades you'd eventually want to add to a new home, we'll factor that in too.

The goal isn't to buy “new.”

It's to figure out which home gives you the best combination of price, monthly payment, location, lot, features, and long-term value.

A Quick Note About Builder Sales Offices

If you're considering new construction in Connerton, we'd recommend talking with your own real estate agent (hi, that's us 👋) before visiting the builders.

The sales representatives inside model homes work for the builder.

They're there to sell that builder's homes.

Having your own agent gives you someone who can help compare builders, communities, incentives, contracts, lots, resale alternatives, and negotiation opportunities from your perspective.

And in most traditional builder transactions, the builder pays the buyer agent compensation when the agent is properly registered and represented according to the builder's current policies.

Schools in and Around Connerton

Another feature that makes Connerton convenient for some families is having schools located directly within or immediately around the community.

Connerton Elementary School is a Pasco County public elementary school located directly on Flourish Drive within Connerton.

There's also Pinecrest Academy Connerton, a public charter school located on Pleasant Plains Parkway.

School boundaries and assignments can change as Pasco County continues to grow, so always verify the current school assignment directly with Pasco County Schools before purchasing a particular home.

We wouldn't recommend relying solely on a real estate listing for school zoning.

What Is There to Do Near Connerton?

Connerton itself provides a lot of recreation, but you'll still need to leave the community for most shopping, dining, and entertainment.

The good news is that Land O' Lakes and nearby Wesley Chapel have grown tremendously.

Head toward the SR 54/56 corridor and you'll find access to restaurants, grocery stores, shopping, healthcare, entertainment, and everyday conveniences.

Continue into Wesley Chapel and you have destinations including:

Tampa Premium Outlets
Outlet shopping, restaurants, and nearby retail.

The Shops at Wiregrass
Outdoor shopping, restaurants, events, and entertainment.

KRATE at the Grove
One of the area's more unique destinations, with restaurants, shops, entertainment, and businesses built into colorful shipping containers.

The Grove at Wesley Chapel
Shopping, dining, entertainment, and events.

Epperson Lagoon
One of the best-known lagoon communities in the area.

And if you're willing to drive farther south, you have all of Tampa Bay available for weekend activities.

What About Grocery Stores and Everyday Shopping?

This is something we always recommend buyers pay attention to when relocating.

A community can look perfect on a map until you realize you're driving 20 minutes every time you need milk.

Connerton has access to everyday shopping along the U.S. 41 and SR 54 corridors, and the surrounding Land O' Lakes area continues to develop.

Still, Connerton isn't the same experience as living directly beside the major retail concentration around SR 54/56 in Wesley Chapel.

If walking to restaurants and shops is high on your priority list, Connerton probably isn't going to give you that urban or town-center lifestyle.

It's much more of a residential, master-planned suburban community.

What Is the Commute From Connerton to Tampa Like?

This is probably one of the biggest considerations.

If you're relocating to Tampa, it's easy to look at mileage and think something isn't very far away.

Florida traffic can tell a different story.

Your commute will depend heavily on:

  • Where you're going
  • What time you leave
  • Traffic
  • Construction
  • Which route you take

If you're commuting into Downtown Tampa five days a week during rush hour, we'd recommend testing the drive before buying.

Actually get in the car on a weekday morning and make the commute.

Google Maps estimates are useful.

Experiencing the drive yourself is better.

On the other hand, if you work from home, have a flexible schedule, or work in Pasco or northern Hillsborough County, Connerton's location may make much more sense.

HOA and CDD Fees

This is something buyers need to understand before purchasing in Connerton.

Like many newer master-planned communities around Tampa Bay, properties within Connerton can have HOA fees and Community Development District (CDD) assessments.

A CDD is a special-purpose governmental district commonly used in Florida master-planned communities to finance and maintain infrastructure and community improvements.

The important part for buyers:

Don't look only at the purchase price.

We want to calculate your estimated total monthly housing expense, including:

  • Principal and interest
  • Property taxes
  • Homeowners insurance
  • HOA fees
  • CDD assessments
  • Flood insurance, if applicable

CDD obligations can also differ depending on the property or section of the community. Pasco County property records, for example, identify properties within Connerton West's Community Development District.

We'll verify the applicable fees for the specific property you're considering rather than relying on a general number for the entire community.

What About Property Taxes?

This is another area where buyers relocating to Florida can get surprised.

The property taxes currently shown on a home listing aren't necessarily what you will pay after purchasing it.

Florida's homestead exemption and Save Our Homes assessment limitation can mean a longtime owner's taxable value is considerably different from what happens following a sale.

That's especially important when looking at resale homes.

Instead of simply using the seller's current tax bill to estimate your payment, we'd recommend calculating a more realistic post-purchase estimate.

Is Connerton in a Flood Zone?

Flood zones can vary from one property to another, even within the same neighborhood.

That's why we never like making blanket statements such as “Connerton isn't in a flood zone.”

Before purchasing, we recommend checking the specific property, its FEMA flood designation, insurance requirements, elevation information when available, and current insurance quotes.

The same goes for homeowners insurance.

Get an insurance quote before your inspection period expires rather than waiting until you're almost ready to close.

The Pros of Living in Connerton

For the right buyer, there's a lot to like.

Location

You're positioned between Land O' Lakes, Wesley Chapel, and northern Tampa Bay while maintaining a more suburban setting.

Potential Cons of Living in Connerton

No community is right for everyone.

Here are a few things we'd consider before buying.

Commute

If you're driving into central Tampa every day, test the commute during actual rush hour.

HOA + CDD

Factor all community-related costs into your monthly budget.

Continued Development

If you buy in an actively growing portion of the community, you may experience construction around you for some time.

Car Dependency

For most errands, restaurants, entertainment, and work, you're probably going to be driving.

Distance From the Coast

If your dream of moving to Florida revolves around going to the Gulf beaches several times a week, Connerton isn't a beach community.

Connerton vs. Wesley Chapel

We get this type of comparison a lot.

If you're deciding between Connerton/Land O' Lakes and Wesley Chapel, think about what kind of lifestyle you're trying to create.

Connerton may appeal more if you want:

More of a self-contained master-planned community feel, nature and trails, residential surroundings, and access to extensive neighborhood amenities.

Wesley Chapel may appeal more if you want:

Closer proximity to a large concentration of shopping, dining, entertainment, newer commercial development, and the SR 54/56 corridor.

Neither is automatically better.

They're just different.

And depending on where you work, the specific home you're buying, and what you do on weekends, one may make considerably more sense.
